我在美国当房东，遭遇那些离奇古怪的房客 ——记录华人在美国的深层次感受 打工攒了5万美元，付了头款，贷款20万，在这座小城市买了一栋房，二层小楼，属于连体别墅，有院子，居住面积1300英尺，五房两浴，由于是单身，自己住一个小单间，从此开始了出租房子的生涯。 洛杉矶有许多这样的家庭旅馆，都是当地华人针对新移民办的，生意很好。有一小部分是自己买的房子，这些人来美国比较久，有点经济基础。大部分经营者是二房东，也就是从别人手里租房子，然后再开家庭旅馆。新移民来美国没有钱，打工中间想回洛杉矶休息，正式的旅馆住不起，而家庭旅馆每天只需10美元，很便宜，刚好满足了这部分人的生活需求，所以家庭旅馆供不应求，只要开起来，基本上都能盈利。 家庭旅馆只提供住宿的床位，不是一人一房。一般数人住一间房子，许多在客厅里也摆满了床位，内部有全自动洗衣机，浴室，炉灶，冰箱等基本设施，而且还提供米面油等吃食，租一个床位，自己到超市买菜，就可以在这里生活了，长期住，短住，甚至住几天都可以，很方便。 之前，我一直住在洛杉矶的家庭旅馆里，所以对这种经营模式比较熟悉，自己买房了，也学着这种形式开一个家庭旅馆。 但是，我的和其他的家庭旅馆不同，我不但出租床位，还出租单间房子，这样就能吸引不同层次的房客。 我们这里是一个小城市，华人比较少，我是这座城市第一个开家庭旅馆的华人。 我在附近的二手家具店，买了一批床和桌子以及生活必需品，我的家庭旅馆就开张了！当时由于买房占用的时间比较多，我辞掉了工作，没有收入，而且房子每个月要还银行贷款1200美元，我面临巨大的风险，房子一旦没有租客，后果不堪设想！ 我在中国城贴了一张小广告，还好，第二天就有人打电话过来。 我的第一个房客是姓张的台湾人，他来美国很久了，好像也没什么钱，租最小的廉价房子，不过他属于常住客人，这样我就每月有260元的固定收入。 老张45岁，英语流利，但是他当时工作不是很好，在餐馆里当厨师，一般英语好的人是不会干餐馆厨师工作的。 老张的入住很重要，起码证明我的房子是有市场有需求的，我对前景充满了信心！ 老张刚来时告诉我说，他是湖南人，后来他的繁体字书写习惯暴露的自己的籍贯，他才不得承认是台湾人。因为在美国，大陆人和台湾人还是有点隔阂的，往往台湾人看不起大陆人，大陆人对台湾人抱有偏见。再就是老张隐瞒自己的籍贯，还是有点想和房东拉近乎的意思。 在美国，有许多单身老男人，大部分很穷，不会安排自己的生活，我开始把老张归纳为这一类。后来发现，他在大陆湖南有未婚妻，正在申请移民，对方才27岁，还是个医生，人长得也很漂亮。他的未婚妻是在湖南做生意时认识的。老张一个哥哥很有钱，他哥借他数百万在湖南开过一个大型餐馆，老张手艺不错，又会管理，生意做的红红火火，结果他忽视了一些社会关系，比如当地的工商管理，卫生部门，派出所，治安联防，街道办事处等机构，人家来检查，从来不请客吃饭，更别说送礼。而且说话也趾高气扬，太把自己当主人，之后就连连接到罚单，最后营业执照被不明不白的吊销了，数百万元打了水漂。为此老张还打了几年的官司，和政府打官司能有什么好结果啊？果然最后以败诉收场。 老张欠了一大堆账，没有脸面回台湾，满怀悲愤的奔往美国讨生活。 不过老张在湖南也并非一无所获，找到一个漂亮的女人，这个女医生对他不离不弃，不嫌他人老没钱，一心一意跟着他，也算是老张有福气。 之后，我就加大了出租房子的步伐，不再满足于在中国城的墙上贴点小广告，而是花钱在当地华文报纸上刊登正式广告。打开华文报纸，出租房子的广告很多，如何在众多的广告中脱颖而出，吸引人的目光，成为摆在我面前的首要任务，还好我对这个还真的有点经验。 我的广告图案采取黑底白字的形式，报纸上所有的广告形式正好相反。我的广告词简短明确，突出走路能到中国城这一特色，中国城属于商业区，美国的住宅区离商业区都有些距离，没有车根本不行，但是新来美国的人，大部分还都没有买车呢。住在我这里，完全可以依靠走路解决买菜吃饭的问题。 除了报纸广告以外，我还在网路上发布一些信息，用以吸引外地的客人。 广告登出之后电话开始多了起来，大部分是问，各种各样的问题。有一通电话是当地一家医院打过来的，说是中国大陆某著名品牌酒业集团总经理，董事长一行数人，在美国旅游时发生车祸住院治疗，随后到来的家属和工作人员没地方住，看我这里行不行？ 他们到我这里看完房子之后，觉得做饭干什么都很方便，而且离医院也不是很远，于是当天晚上就搬过来了，一下子我的整栋楼房都住满了。 他们只是临时住一个月。
